Appointment of Guardian Buyers as your agent for purchasing property is the first step in building your property portfolio!

Appointment & Instructions: You are appointing Guardian Buyers to source property suited to your requirements, and undertake negotiation of the property purchase on your behalf in line with your instructions. Guardian Buyers will assist with all aspects of the property purchase or supply contact details / contact on your behalf to outside parties where this may be required, such as (but not limited to) finance, building & pest inspections & solicitors.

Process: Once you have completed the sign-up process from this website, we will contact you to issue through a formal appointment of agency for your execution. This form will cover all requirements in regards to the purchasing process.

Sign Up Cost: Guardian Buyers charges an initial signup cost, which covers a multitude of offerings. Please see our “Shop” page for more information on this cost.

Commission: Guardian Buyers commission rate upon settlement of a transaction is a standard 1.9% of the purchase price + GST. The one off sign-up cost for Guardian Buyers is refundable from the commission of your first purchase. Commission is payable at settlement of the transaction through the settlement transfers. 

Special Condition for SP Commercial Properties: Where you purchase a property that Guardian Buyers is already involved with via SP Commercial, the commission amount is waived – we already receive a commission from the Vendor and will not (and legally cannot) charge for this. The initial sign-up cost will offset against any future commissions due that are to unrelated properties.
